Project Director (For a Well-Established Property Company)

Key Responsibilities

Define the overall project delivery strategy, phasing, and execution plan.
Set up robust governance frameworks, reporting systems, and controls.
Oversee design management for all components, including high-rise structures, villas, basements, and infrastructure.
Ensure integration of basement and substructure designs with MEP and structural systems.
Approve procurement strategies for design consultants, main contractors, subcontractors, and suppliers.
Provide leadership to site delivery teams.
Monitor construction progress, quality, safety, and environmental compliance.
Resolve technical and commercial issues on site, including complex basement works and sequencing.
Oversee utilities relocation, roads, drainage and sitewide infrastructure.
Coordinate with authorities and third parties for approvals and connections.
Manage expectations through proactive communication and reporting.
Oversee budget preparation, cost control, and cash flow forecasting.
Ensure HSE plans are implemented and monitored.

Job Requirements

Bachelor’s degree in Civil Engineering, Architecture, Construction Management or related field (Master’s preferred).
Minimum 20 years of combined international and local experience delivering large-scale developments.
Deep knowledge of international standards (e.g., FIDIC), local codes, and permitting processes.
Expertise in contract negotiation, change management, claims avoidance/resolution.
Strong leadership, communication, and negotiation skills.
